A series of residential clusters delivering 19 new homes on a backland site in Croydon

Regina Road is one of 6 projects Stitch has designed for the first tranche of Brick by Brick’s ‘Smaller Sites Programme’. The programme kicked off in 2016 and has the ambitious aim of delivering over 1000 new homes in Croydon of which 50% are to be affordable housing, all on small difficult infill sites.

The Regina Road site is a long narrow backland garage site surrounded by existing dwellings in close proximity. The design will deliver 19 new homes in 3 distinct cluster typologies. Each cluster creates a ‘garden’ and responds to adjacent site conditions in different ways, each mitigating issues of scale, proximity to neighbours, privacy and overlooking.

The unique typologies developed for each zone are examples of how responsive design needs to address the immediate constraints on such challenging sites, and how the response must vary and adapt within a single site.
