Two parallel rows of terrace houses delivering 12 new homes on a former garage site in Croydon

Marston Way is one of 5 projects Stitch has designed for the first tranche of Brick by Brick’s ‘Smaller Sites Programme’. The programme kicked off in 2016 and has the ambitious aim of delivering over 1000 new homes in Croydon of which 50% are to be affordable housing, all on small difficult infill sites.

The Marston Way scheme is located on a steeply sloping site with views to the south and responds with two parallel rows of pedestrian mews streets lined with 12 houses. The 3 storey homes are crafted to optimise the southern aspect and avoid overlooking of adjacent properties. The pedestrian mews link up with the wider movement network in the neighbourhood and opens up a new route through the adjacent woodland.

The project is an example of how the tight constraints of an infill site generate a unique and highly specific house typology.
