A mews street of 9 new homes on a backland site in Croydon

Malton House is one of 6 projects Stitch has designed for the first tranche of Brick by Brick’s ‘Smaller Sites Programme’. The programme kicked off in 2016 and has the ambitious aim of delivering over 1000 new homes in Croydon of which 50% are to be affordable housing, all on small difficult infill sites.

The new building is tucked behind an existing apartment building with a very narrow and restricted access. Complex site constraints led to the creation of a small 3 storey mews street of 9 new homes. A unique typology of ‘upside down’ 2-bedroom duplexes arranged above 1-bedroom apartments allows each new home to have a front door accessed directly from the mews street. The outlook and amenity areas of the new building are carefully crafted to respect adjacent properties in scale and aspect, as well as mitigating overlooking.

The unusual arrangement of accommodation is an example of how significant constraints can unlock design opportunity in a response that is unique to the site.
